“Augustīnes Dārzs” is a residential building complex in Grīziņkalns, which combines three different buildings into a single architectural ensemble. The project was implemented in 2024 according to the design of the architectural office Sampling . Its calling card is a tenement house designed by architect Aleksandrs Vanags in 1907 in the national romanticism style, the facade of which is still decorated with decorative details inspired by folk patterns. During the renovation, the building regained its original image - the beige plaster harmonizes with the dark red roof tone, and the decorative reliefs are highlighted in the dark by elegant facade lighting.
A vaulted, illuminated vestibule leads to a courtyard where the renovated workshop buildings have been repurposed into apartments and two-story urban dwellings. The architecture of the former industrial buildings has been interpreted in the language of contemporary architecture, following the globally relevant principle of adaptive reuse.
The complex renovation included a complete renewal of communications - electrical wiring, water supply and sewage networks, new partitions, exterior doors of apartments, in accordance with sound insulation and fire safety standards. The facades and attic spaces have been insulated, a recuperation system has been installed in the apartments, heating is provided with convectors or underfloor heating, it is possible to remotely regulate the temperature. Wide double-glazed windows, French balconies and doors to terraces have been installed. Bicycle and stroller parking spaces are provided in the courtyard and basement, as well as a storage room has been installed for each apartment.
When designing the homes, special attention was paid to the quality of the surrounding environment. The apartment windows overlook the green Alauksta Street and the quiet courtyards of Grīziņkalns. The courtyard creates an intimate environment with a garden, where the common and private outdoor space are seamlessly separated. On the first floor, the apartment space continues onto the terraces outside, and on the second floor, wide glazing with French balconies has been created. The greenery of the courtyard ensures privacy, while at the same time promoting a sense of community.
The buildings have been rebuilt to ensure A and A+ energy efficiency classes . External wall insulation has been carried out, double-chamber windows have been installed and individual heat meters for each apartment have been installed. The recovery system ensures effective ventilation with fresh air supply, minimizing heat loss and reducing heating costs.
The apartments are dominated by natural materials and neutral color palettes , high ceilings and large windows provide plenty of natural light. High-quality finishing materials, including oak parquet, stone tiles and premium plumbing ( Villeroy & Boch , Hansgrohe ), guarantee longevity and comfort. The premises are equipped with smart technologies for regulating lighting, temperature and security systems.
